There have been three planning applications recently submitted to Ceredigion County Council relating to Llandysul, Gwbert, and New Quay.

Certificate of Lawful Development Existing/Proposed

The first application seeks a Certificate of Lawful Development for creating access at Swn Y Nant, Sarnau, Llandysul.

This is related to a home on the land, approved in 2019, with several conditions.

These conditions include submitting an amended scheme for direct access to the public highway, construction of access in accordance with Typical Layout No 1, visibility splays of 2.4m minimum by 43m minimum in both directions, and ensuring no obstruction exceeding 600mm on the roadside of the visibility splays.

Car park resurfacing

The second application is a full planning application for the proposed resurfacing and reconfiguration of the existing car park, along with residential development and associated works on land at Central Car Park, New Quay.

Barcud, a not-for-profit housing association operating across Powys, Ceredigion, Carmarthenshire, and Pembrokeshire, has purchased this site.

The site is allocated in the adopted Local Development Plan (LDP) as a housing allocation.

Barcud is determined to ensure the delivery of a high-quality residential scheme while also ensuring the reconfiguration and resurfacing of the existing car park.

The aim is to provide adequate parking provisions for visitors close to the town centre, assisting local businesses.

Barcud's intention is to deliver affordable accommodation to meet local housing needs, as well as its own aims and ambitions.

The proposed development will contribute towards the delivery of affordable housing within New Quay and Ceredigion, through the development of one, two and three-bedroom dwellings.

The partial retention of the car park will ensure continued promotion of local businesses and the thriving of the tourism industry.

Workshop building

The third application proposes a portal-framed additional workshop building, and a new building to accommodate an office, meeting room, manager's accommodation/caretaker bedroom, boat store and associated works.

This will be located on a 3,574sq ft commercial boat manufacturing yard, with 557 hectares of greenfield land used for the development.

Swallow Boats, which has been operating from the site in Gwbert since 1995, has outgrown its current office and existing workshops.

Owner Matt Newland said: "We have outgrown our current office and are bursting at the seams in the existing workshops.

"In our business, selling luxury products, a lot depends on having the right environment as customers expect a certain standard of premises.

"Having clean, well-designed premises sends out a clear message to our customers that we are not fly-by-night, we are in it for the long run, and as such we are investing appropriately in our buildings and facilities."

The new development is necessary to accommodate future growth, create more jobs, and ensure a seamless customer experience.
