Plans for a development of three affordable houses in Ceredigion would support the local economy as well as provide needed housing, its applicants have said.

Teifi Valley Developments Ltd, in an outline application submitted to Ceredigion County Council is seeking to build the affordable homes at Ardwyn, Croeslan.

A supporting statement accompanying the plans says Teifi Valley Developments Ltd has – to date – built 14 affordable homes out of a total of 34 built by in Ceredigion, adding it has “hopefully proven that they are not against building quality affordable homes, and also that they do in fact build out their sites, rather than land-bank these for the future”.

“The intention is, if this application is successful, to build out this site in Croeslan, thus utilising all the land owned in this location, which will also have significant planning benefit in tidying up the locality as well as providing up to three more affordable homes for the community and Ceredigion alike.

“Following which TVD intend to move forwards with a larger site of 15 dwelling units which they have acquired in Henllan, near Llandysul, and which benefits from full planning consent for 13 speculative units and two more affordable homes.

“This particular site in Croeslan was purchased by the applicants some five years or so back, with outline consent granted upon it for four dwelling units. At the Reserved Matters stage, the site was designed such that the four units of the existing consent only occupied two thirds of the site, thus retaining the remaining one third (the current application site) for future development.”

It adds: “The entire site ‘could’ have been used up to accommodate the four houses previously consented upon it, however the applicants felt it would be a far better use of the land, not only in land-use terms, but also from a commercial aspect, to design and develop it with this second and final phase in mind.”

The applicants say discussions with council officers have proved positive, with a need for affordable housing locally.

“Finally, and we understand that this last point is not generally a planning consideration, however it is an important factor worth mentioning and being borne in mind nonetheless –  construction and development companies such as the applicants and TVD Ltd provide employment for numerous local suppliers of materials and services together with very many tradespeople each and every day, such as local builders merchants, timber merchants, etc.. thus supporting numerous local families, the local economy / businesses and the construction industry as a whole.”

The application will be considered by county planners at a later date.
