A Grade II listed solicitor’s office on the harbour front in Aberaeron is to be turned into a guest house.
Planning permission for a change of use to turn 1 Cadwgan Place into a six bedroom guest house was granted by Ceredigion County Council officers last week.
Listed building consent was also granted.
A heritage impact statement with the change of use application states that “the property is listed as part of its group value within the conservation area of Aberaeron and therefore forms an integral part of the heritage and historical importance of this town.”
The building is on the corner of Cadwgan Place and Quay Parade with a number of Georgian era windows that can be seen from many parts of the town and the property is spread over four floors, a planning officer report states.
Owner Rhodri Davies, who runs The Hive opposite the property, announced the positive decision on Facebook, stating: “Some might know this building as ‘Evans and Davies Solicitors’ or as we like to call it Dad’s office!!! But after a very long winded 14 months of waiting, we finally have planning permission for our next project!
“We plan on opening the ‘Hive Townhouse’ in the Spring of 2023. 6 boutique en suite bedrooms kitted out to the highest quality with feel of being by the seaside and elegance in mind.”
The aim is “to create a boutique guest house embracing the history and integrity of the existing building with minimum disturbance,” the heritage statement adds.
